The company
A short structure, built around the site. Every operation has a named, reachable manager who knows the file from end to end.
Commits the company, decides on bids and leads partnerships. Gets involved directly in structural files: joint ventures, multi-year contracts and framework agreements. This is the level at which anything binding a price or a programme is decided.
Analyses tender documents, prepares quantity take-offs, selects construction methods and builds the programme. Produces construction drawings and the site layout plan. This is where most of the outcome is decided: a badly prepared job cannot be recovered on site.
Runs delivery: mobilising resources, supervising the workforce, coordinating parties, monitoring progress and managing hold points. The site manager is the client's permanent contact for the whole duration of the works.
Maintains the prevention plan, the inspection regime and the traceability of testing. Also handles interim valuations, administrative files and the documents clients require. A cross-cutting function, present from the tender file to the as-built documentation.
